American Indian Mortgage Grant $15,000!

I wanted to let you know about this grant. We live in an area where we could have Tribe or Native Hawaiian buyers. This is a big grant but as you will see it is limited. Let me know if you have someone I should talk to:

Native American Homeownership Initiative (NAHI):

The Federal Home Loan Bank offers the Native American Homeownership Initiative (NAHI) program. It works much the same way as HomeStart ($7500 grant) with just a few other requirement, “At least one of the adult members of the household must be an enrolled member of a Federally Recognized tribe, a member or shareholder of an Alaska Village or Native Hawaiian”. There are also purchase price limits that are not published (I have to call)

Our member allocation is (6 – $15,000 deals), assuming the first-come first-served pool still has money in it.

Utah Affordable Housing

Yes folks affordable Utah housing is at a crisis point! As Utahn’s we are facing an unprecedented housing affordability problem. As a Realtor I feel I can be part of the solution. Since 2010, Utah has added four new households for every three new housing units!! Potentially this means that a quarter of the people moving to Utah for jobs, family or school, won’;t be able to find a place to purchase or live. The shortage combined with our states phenomenal growth is straining all three of our housing markets. Existing homes, new construction, and rentals/apartments. Homes are selling fast but zt rapidly rising prices.

At this moment Utah’s home prices arde 20% higher than cities like Boise, las Vegas, and phoenix, some of Utah’s top competitors are attracting new jobs and business. We are currently ranked at the number four spot in the nation for housing price increase since 1991. Some is healthy and normal growth because we live in such an awesome state. At his point in time our market is pricing out our children, teachers, and first responders. all people we would love to have for neighbors and contributing to our communities and neighborhoods.

Can we fix this? Yes we can and here are a few ways to combat this issue.

  1. Educatem, educate, educate…As a Realtor I have the privilege of interacting with so many wonderful folks, Utahns. People, who may not understand the issues we’re facing.
  2. Get involved at the local level. Share your knowledge with your city officials and help them understand how smart growth policies are to the success of our communities.
  3. Keep an open mind!! It can be tempting to oppose large development projects in your neighborhood or community. Sometimes those projects haven’t received the study they deserve. But, if your city has done its due diligence and is attempting to revitalize and offer more affordable housing, encourage them in the best way you can….with your support!

Nowhere in Utah is the crisis worse than right here in Washington County Utah. Help me to help you make St ?George real estate affordable!

2019!!!! I can’t believe I’m saying that. I hope everybody had a wonderful holiday season and that you are ready to rock n roll in 2019 with goals. I’m excited to see what is in store for us in Southern Utah. There are so many big projects in the works and on the horizon, and I look forward to another year of keeping you updated. New Businesses Coming Soon! St. George:Nothing Bundt Cake coming to town!!! Not sure where yet but being told its confirmed coming.Commerce Pointe- dirt’s being moved off exit 6 for this development. I don’t have any confirmation what’s going there just yet, but it should be very, very soon.Ventana Ridge- roads are being paved and things should start happening over the next little bit. I don’t have confirmation of anything at this point other than it will be residential AND commercial. Should be an exciting addition to Little Valley!Crimson Corner- the first building should be going up soon. They’ve got a café, bakery, and now an ice cream creamery that will supposedly have BYU and Utah state creamery ice cream.  Commercial Development progressBelow is a list of all the developments, businesses, and other projects that have either been finished in the past year, or are a work progress.St. George areaExit 2 (Sun River):Desert Color- A big shopping complex along with a sports complex, hotels, and 11,000 homes are on their way just off exit 2 as you come into town. Big Shots Golf Center (a mini Top Golf) has been approved, Paparazzi Accessories is building a new facility and it is currently under construction, and dirt is being moved for residential and commercial spaces and we should be hearing more soon. They hope to have homes started at the beginning of 2019. For more details, give me a call.Kenworth Truck Sales Company– the plat map has been recorded and dirt is being moved for their new facility off exit 2. It’ll be just east of the Paparazzi building along the freeway, north of the overpass. Construction should begin soon!Hampton Inn-  5 story, 120 room hotel. Now open!Terrible’s Herbst gas station- now open!  Desert Corner- exciting news for people that live in the Desert Canyons development out by the airport. There hasn’t been any movement yet but there will be in the near future. It will be an “experience” type complex combining activities and businesses for an all-in-one place for families. There will be an amphitheater, park, and museum along with retail shops and restaurants. There is space for 7 sit-down restaurants and 7 drive-thrus, along with 137 tenant spaces. Names can’t be disclosed yet but there are talks in progress of a grocery store that will anchor this development. More will be known in the next few months.The Fields:Crimson Intermediate, Middle School, and High School- under construction. Middle school is now open, and the Intermediate school and high school will open in the fall of 2019.“Long Valley” area- annexation proposal has been approved by the City Council. This would add 1,524 acres into the city. Kayenta Center for the Arts:state-of-the-art facility located in Kayenta Village is now OPEN and will present plays, musicals, dance programs, concerts, visual arts exhibitions, lectures, and other events. Buildings have already been bulldozed and is scheduled to start construction this winter and finish in winter of 2018 – SR-7 completion- the project is currently in the design and right-of-way phase, and on schedule to start construction in the summer of 2019 and finish by November 2020. It’s an 8-mile portion that will complete the connection between I-15 (in southern STG) and SR-9 (in hurricane). The county commissioner is currently working on the new HCP permit with the U.S. Fish and Wildlife Service and there are incentives to finish the road before 2025. They have acquired the East Elementary campus and are turning it into an Innovation Plaza that will feature many significant resources that will help not only students, but people in the community as well.   2. GET A COPY OF FINANCIALS, MINUTES AND RESERVE STUDY. IS THE HOA COVERING ALL OPERATING EXPENSES? IS THE HOA PUTTING MONEY INTO RESERVES?
  3. DETERMINE WHO IS RESPONSIBLE FOR HOA MANAGEMENT. DO YOU HAVE REASON TO BELIEVE THEY WILL DO A GOOD JOB? IS THE CORRECT MANAGEMENT COMPANY UPDATED ON UTAH’S HOA REGISTRY?
  4. DOES THE ASSOCIATION HAVE A WEBSITE? IS IT UPDATED?
  5. GO TO AN HOA MEETING NNA SEE HOW IT IS CONDUCTED.LARGE ATTENDANCE MAY BE A BAD SIGN SINCE IT MIGHT INDICATE BAD MANAGEMENT AND UNHAPPY HOMEOWNERS.
  6. FIND OUT WHAT PERCENTAGE OF UNITS ARE RENTED OUT.
  7. DETERMINE WHETHER HOA HAS BEEN OR CURRENTLY INVOLVED IN LITIGATION. WHEN WILL IT BE RESOLVED? WILL IT AFFECT FINANCING? HAVE THE ISSUES IDENTIFIED IN THE LAWSUIT, SUCH AS CONSTRUCTION DEFECTS, BEEN RESOLVED?
  8. DOES THE CONDOMINIUM HAVE FHA APPROVAL? FOR THE CONDOMINIUMS THAT DON’T HAVE FHA APPROVAL WILL THAT AFFECT THE ABILITY TO SELL THE PROPERTY IN THE FUTURE? GOOGLE “FHA CONDOMINIUMS” TO FIND OUT AND IDENTIFY WHICH CONDOMINIUMS HAVE CURRENT FHA APPROVAL.
  9. RESEARCH WHETHER THERE ARE ANY TRANSFER OR REINVESTMENT FEES.
  10. AFTER PURCHASING, MAKE SURE THE MANAGEMENT COMPANY HAS YOUR CONTACT INFORMATION AND KNOWS WHERE TO SEND BILLS AND NOTICES.

  1. HAVE THE FULL SET OF REPC-REQUIRED DOCUMENTS READY TO GIVE TO A BUYER PRIOR TO PUTTING THE HOUSE OR CONDO UP FOR SALE. INCLUDING CCR’S, RULES AND REGULATIONS, MOST RECENT MINUTES, BUDGET, AND FINANCIAL REPORT.

Average Price versus Median Price

When you’re purchasing a home or selling a property, you should evaluate the average sale price or the median sale price in your area. Now you ask…But what’s the difference between the two figures, and which figure should you rely on as a valid measure of typical home prices?

Average Price versus Median Price

The average sale price is calculated by adding all the sale prices for homes sold in a specific area within a specified time frame and dividing that total by the number of properties sold. For instance, if twenty properties sold in a city in the last 30 days, the average home price would be calculated by adding the sale prices for all twenty properties and dividing that figure by twenty.

The problem with the average sale price is that if one or more properties were sold at an extraordinarily high or low price, the average is skewed higher or lower as a result. In this case, the average becomes a somewhat unreliable metric.

The median sale price, on the other hand, is the sale price in the middle of the data range set when you arrange all the sale prices from low to high. The median sale price, then, represents the figure at which half of the properties in the area sell at a higher price and other half at a lower price. The U.S. Census Bureau lists national median and average sale prices for the past several decades, and the Federal Housing Finance Administration uses these and other figures to create the House Price Index.

Is the Median Sale Price or Average Sale Price a Better Figure?
Both the average sale price and median sale price can be valuable when you’re trying to determine how much you could expect to spend on a home in a particular area. It’s important to remember that the average sale price may be skewed due to outliers in the data (if a property has sold for a price far higher or lower than typical for the area).

When you’re selling a home and using the average sale price and median sale price to help you determine the ideal listing price, it’s a good idea to calculate both. When you list the current listing prices in your area or the sale prices for recently-sold properties, you can easily determine if there is an outlier that could be inflating the average price calculation.

When an outlier is present, you can decide to use the median listing price or median sale price as your benchmark or evaluate the outlier property further to determine whether any special features or circumstances of the sale could also apply to your property. Take all such findings into consideration.
