Buyer’s Market or Seller’s Market?

Have you been asked for your highest and best offer, lost the right home to a bidding war or wondered why it is so darn competitive in a “buyer’s market”. Check out my real estate market statistics page for the answer.

“But wait! I thought this was a buyer’s market in St. George”, isn’t that is what the news media says? That is the farthest thing from the truth. Yes..we have do lots of inventory.

How much of that inventory is salable is the million dollar  question. Either over pricing or poor condition play a major role in Washington Counties 10 to 12 months of available inventory if nothing else became available today.

The St. George real estate and the Southern Utah real estate market has been in the 10 to 12 months of inventory for quite some time. Well heck that’s a buyer’s market? Isn’t it? On the surface yes, 8 or more months available real estate inventory is a buyer’s market. The reality is no one wants approximately 80% of that inventory! Either due to over pricing or poor condition. There are a few other factors as well.

So now we have roughly 20% of the available inventory in St. George in great condition and or  priced correctly. If condition is bad then price is cheap and that will overcome poor condition, in Southern Utah real estate price overcomes all objections. We are looking at a completely different ball game……we are at a 2 to 3 month available inventory now and 0 to 4 months is a seller’s market.
