St George Parade of Homes 2020

Mark you calendar for the St George Parade of Homes 2020 going on from February 14 through February 23 2020. There are 30 awesome homes awaiting your inspection. Come down and see what’s Going on in Southern Utah

TICKET INFO

Tickets cost $15 per person. Kids three years and older are required to have a ticket. No discounts available. Tickets can be purchased on-line, or at the Red Cliffs Mall and Lin’s Market locations beginning February 13, 2020 at 5 pm and during the entire event. Tickets will not be available for sale at the homes.

When you purchase your ticket you will receive the magazine which contains the map/home addresses. If you purchase your ticket on-line, you will be instructed how to obtain the map/addresses. Bring the e-ticket to any Parade home and you will receive a magazine and ticket lanyard. Maps and addresses will be available on-line, beginning February 14th to anyone who has purchased a ticket on-line. More information is included when you purchase an on-line ticket.

St George Gay Pride Week

Wow we are growing up down here in southwestern Utah! We have a 3 microbreweries and Pride Week! Both have created some controversy down here in St George. How to SAVE tens of thousands of dollars on St George Utah real estate!


Right now, the biggest news story to follow is the U.S. and China trade negotiations.

Timing is everything and NOW is the time to save tens or even hundreds of thousands of dollars over the term of your mortgage.

This past week, home loans started inching higher but were “saved” momentarily midweek when reports came out suggesting a delay of a “phase one” trade deal signing. Remember that Bonds and home loan rates like bad news, so a disruption or delay of the trade signing was the reason for rates to improve off the worst levels midweek.

However, come Thursday, word that both the U.S. and China would roll back tariffs as a deal gets put together was very good news which pushed Stocks to all-time highs at the expense of Bonds and home loan rates.

Even with the recent uptick, home loan rates are at the same level they were at back on July 31st when the Fed cut rates for the first time in 10 years. The Fed has since cut rates two more times and home loan rates have not improved any further.

A word of caution: long-term rates like mortgages can move up very fast, and it is in a complacent environment like today when things suddenly change. Using history as an example, the 10-year Note yield has traded at 1.40% or lower on three separate occasions in the past seven years. In the two previous times – 2012 and 2016 – the 10-year yield quickly spiked to 3% and 2.75% respectively in just six months. This sharp move higher in yield also weighed on home loans, which also rose sharply.

Bottom line: if you or someone you know is considering a new mortgage, now may be an opportune time before this window closes.

What about Realtor Fees-Garbage Fees-Take a LOOK!

So what are some of the fees you might see during your St George real estate transaction? Let me start off by saying some fees are necessary and those we won’t spend much time on…because every St George Realtor will have those. Commission, Title Insurance, recording fees, taxes. Now hers is the ugly part..the GARBAGE FEES! Yes garbage fees.

These are camouflaged with different language. Document prep fee, transaction recording fee, document storage fee, transaction coordinator fee…the list is long.. Mzany names, some confusing. My own brokerage charges a garbage fee…that I pay versus charging my clients! Some of fees can go over one thousand dollars!! Ours is a small ninety-five dollar fee (that I pay).

Find a Realtor that won’t charge you any garbage fees, most will negotiate them away if asked. Don’t pay more than you need to. Why pay more? Ask your St George Realtor if they charge or have any any junk or garbage fees associated with your St ?george real estate transaction.

If they do request that get removed. Don’t be afraid to be firm. These folks are trained to deal with your objections and for them it only “show time”. American Indian Mortgage Grant $15,000!

I wanted to let you know about this grant. We live in an area where we could have Tribe or Native Hawaiian buyers. This is a big grant but as you will see it is limited. Let me know if you have someone I should talk to:

Native American Homeownership Initiative (NAHI):

The Federal Home Loan Bank offers the Native American Homeownership Initiative (NAHI) program. It works much the same way as HomeStart ($7500 grant) with just a few other requirement, “At least one of the adult members of the household must be an enrolled member of a Federally Recognized tribe, a member or shareholder of an Alaska Village or Native Hawaiian”. There are also purchase price limits that are not published (I have to call)

Our member allocation is (6 – $15,000 deals), assuming the first-come first-served pool still has money in it.

Utah Affordable Housing

Yes folks affordable Utah housing is at a crisis point! As Utahn’s we are facing an unprecedented housing affordability problem. As a Realtor I feel I can be part of the solution. Since 2010, Utah has added four new households for every three new housing units!! Potentially this means that a quarter of the people moving to Utah for jobs, family or school, won’;t be able to find a place to purchase or live. The shortage combined with our states phenomenal growth is straining all three of our housing markets. Existing homes, new construction, and rentals/apartments. Homes are selling fast but zt rapidly rising prices.

At this moment Utah’s home prices arde 20% higher than cities like Boise, las Vegas, and phoenix, some of Utah’s top competitors are attracting new jobs and business. We are currently ranked at the number four spot in the nation for housing price increase since 1991. Some is healthy and normal growth because we live in such an awesome state. At his point in time our market is pricing out our children, teachers, and first responders. all people we would love to have for neighbors and contributing to our communities and neighborhoods.

Can we fix this? Yes we can and here are a few ways to combat this issue.

  1. Educatem, educate, educate…As a Realtor I have the privilege of interacting with so many wonderful folks, Utahns. People, who may not understand the issues we’re facing.
  2. Get involved at the local level. Share your knowledge with your city officials and help them understand how smart growth policies are to the success of our communities.
  3. Keep an open mind!! It can be tempting to oppose large development projects in your neighborhood or community. Sometimes those projects haven’t received the study they deserve. But, if your city has done its due diligence and is attempting to revitalize and offer more affordable housing, encourage them in the best way you can….with your support!
