Red Hot Real Estate market

The St George Utah real estate market is always on fire. It is just red hot at the moment! I just listed a 3 bedroom 2.5 bath home and had it under contract within 24 hours. With over 5 offers submitted. For over asking price! So that is my listing side story. My buyers side story is one week later I took my clients out to view homes. One home said NO SHOWINGS until Saturday. Well that won’t work for me so I stopped by home with my buyer’s Friday afternoon. We had an appointment and were the first showing scheduled for Saturday…but hey a day late and a dollar short won’t cut it for. my clients and I. Well wouldn’t you know it…my clients loved the home and we wrote an offer that night. Next day or morning actually, while my folks looked at their future and last home while agents came through one after the other. Basically a day late…probably not a dollar short because this would of been a multiple offer bidding war. I avoided all that by being proactive for my clients.

How big are the lots? In Phase one, lot sizes range from 0.19-0.39 acres
What is the price range of the lots? Lot prices in phase one are currently set at $200,000 and $250,000. The master plan includes phases in both higher and lower price ranges.
Will there be an HOA? Yes, dues are $100.00 per month and cover common area maintenance, the HOA will not cover yard maintenance.
Is Copper Rock approved for nightly rentals? Yes, Copper Rock is approved for nightly rentals within specific neighborhoods in future phases of the development. 
Can I purchase a lot without a build project? No, construction with an approved builder needs to begin within 60 days of lot reservation. Copper Rock has previously approved 5 builders and is willing to approve additional builders. Contact the Development Manager for additional details.
Can I have an RV / Boat Garage? This will be lot-specific. Plans must be approved by the Architectural Control Committee. Residents will not be allowed to store their recreational equipment outside of their home.

What utilities are available at Copper Rock? Power: Hurricane City- Aesthetically Appropriate Solar is encouraged at Copper RockWater / Sewer:  Hurricane CityGas: Not Available. Internet: Infowest and TKS. – TDS is not available at this time. Fiber Optic is not available at this time. 
Is it a Public Course? Yes, the course is public, but it is privately owned and maintained
How do I purchase a tee-time? Tee-times may be booked using our online scheduler.
Will there be a community clubhouse/fitness center/swimming pool? Not at this time, however there are proposed park locations.
When will the clubhouse be complete? The new clubhouse will be open in March, 2020 and will offer services found at other clubhouse facilities, including food and a gift shop. Based upon market demand, other facilities will be added to serve the golf community and to further enhance the golf course experience.
When will the Copper Rock Master Plan be complete? A 10-year build-out plan is projected, but all future phase completion is based on market conditions and demand.  The Copper Rock Developers are very conservative in regard to disclosing future plans and phases as they do not want homeowners to buy homes in the community with expectations that have not been approved or are not already in the planning and building process. They have developed a beautiful golf-course to be the aesthetic center of the community and look forward to announcing additional amenities to delight the residents of the development in time.
